Same 900 SF, same kitchenette and restroom, same roll-up door in back and storefront on Franklin Road. What goes on the floor is up to you.

  • What is a flex bay?

    A 900 SF unit with a full-height shop floor, a kitchenette and a private restroom. Each bay has a roll-up door at the back and a storefront entry on Franklin Road. Bay A, the flex suite, adds a steel mezzanine office above the front end.

  • Can I lease more than one bay?

    Yes. Bays combine side by side, so you can start with one 900 SF bay and add the next one when you need it without moving. Two bays make 1,800 SF; three make 2,700 SF.

  • Where is 2400 Franklin?

    On Franklin Road in east Lawrence, across from VenturePark and next to East Hills Business Park, with K-10 right there: about 30 minutes to Olathe. Free State Storage, our sister property, is next door.

  • Can I park a truck or trailer and store inventory?

    Yes. Free State Storage, our sister property next door, has space for overflow, inventory, and truck, trailer and equipment parking.
